I’m an experienced agent, thinking of a change!

Most of us enter Real Estate thinking we’ll stay forever at our first Broker. Unfortunately, this doesn’t always work out. Sometimes we leave the Broker: sometimes, the Broker leaves us.

Whichever the case, we owe it to ourselves to do a little “shopping” when we decide to change Brokers. After all, changing companies costs money, so you don’t want to make a mistake if you can avoid it. Perhaps you had a good closing experience with one of our Sales Associates and you liked the way they handled themselves. Or you’ve seen a lot of our signs on properties; or our television advertising; or our web marketing. Or maybe you’re interested in our ongoing Sales training through Coldwell Banker University.

At Coldwell Banker Flanagan Realty, we believe that professional service to our customers is the only way to build a successful business. In our company, the customer is always right. We believe in “Customers for Life.” And our customers believe in us, judging by the number who come back to us year after year with their changing real estate needs. Or who send us their children, their parents, their friends and their neighbors.

The professionalism starts with our Sales Associates. We can only be as good as our people. Each Associate enjoys free sales training in the Coldwell Banker “Fast Start” program. That gets them “up and running.” Afterwards, we offer ongoing training through Coldwell Banker University, either through web-based, self-governed programs or with live classroom training. We support and pay bonuses to our Sales Associates who achieve NAR and NJAR designations or Broker licenses. Our Sales Associates take pride in their knowledge and training, their appearance and their company. And customers respond to this pride.

We work hard to stay on top of the market and constantly strive to increase sales and listing opportunities for our Sales Associates. The increased customer use of the internet and the on-line movement of the Multiple Listing Service dictate that today’s Sales Associate be at least as computer-savvy as the customer. We make this happen for all Associates all the time with our wireless Cable Internet systems. Just sit at your desk with your laptop and sign on to MLS now !

Coldwell Banker Flanagan Realty also believes in the meritocracy of Real Estate sales. Some Associates earn more money than others. So we pay them more. We have a competitive graduated commission plan with bonuses so the more you earn – the more you earn !

How do I get started in Real Estate?

We at Coldwell Banker Flanagan Realty are always available to answer questions from people who are interested in starting a Real Estate career. After all, we were new to the business once, too.

Over the years, we’ve spoken to many newcomers and we find that certain questions are asked over and over, so we’re taking this opportunity to answer some of the most common of these questions:

Q. How do I get a Real Estate Salesperson’s License ?

A. By attending a licensed Real Estate School for 75 hours and then passing the test given by the New Jersey Real Estate Commission.

Q. How much money does it cost me to get started ?
A. The Real Estate licensing school and the NJ state test will cost approximately $350.00 – $450.00. GOOGLE “Real Estate Schools in Ocean County, NJ” or check out our “Resources Page” and call for their brochures.

Q. After I get my State license, will I be able to sell Real Estate ?
A. In the legal sense, the answer is “Yes” (through your employing broker, naturally). But, as a practical matter, you’ll probably require Real Estate Sales Training. ( The licensing school will teach you how to pass the State test but it does not teach you how to sell.)

Q. Where do I go for Real Estate Sales Training ?
A. Most large Real Estate companies, including ours, offer free sales training to new Sales Associates. (We have a 7 day “Coldwell Banker Fast Start” program in our office in Toms River.)

Q. After training, will I have any help if I need it?
A. In Coldwell Banker Flanagan Realty, your office Manager is available to you at all times to aid you in your efforts. The Manager’s only job is to develop successful Sales Associates.

Q. How long after sales training will it take me to make some money ?
A. Our Sales Associates usually generate their first contracts within 30 days of completing “Fast Start” training.
