If you have ever spent any time looking for a home in Ocean County, you have inevitably asked yourself this question.  As I wrote in my last post, selling a house is a matter of price and time.  So, why are some houses over-priced?

What’s the answer?

Well, here are a few possibilities:

  1. They are “crazy”
  2. Their house is “better” than ALL the others
  3. They just want to “see” what happens

Why do these Home-Sellers in Ocean County “really” list their house too high?

Because their real estate agents “allow” them to.  That’s right; it is our fault.  We rationalize taking the listing just like our sellers rationalize their asking price:

Maybe they will come to their senses in a few weeks?  I can’t reduce a listing I don’t have!  Perhaps a cash buyer will think this house is better than ALL the others too?

Unfortunately, as soon as we have rationalized taking an over-priced listing, we have validated their price opinion of their house.  In short; we have done a disservice to our client, the seller, and our customers, other home-sellers in Ocean County.

Now don’t get me wrong; not every real estate agent in Ocean County takes over-priced listings.  There are many true real estate professionals here.  The ones who study their markets, identify local market trends and understand the importance of proper pricing.

Unfortunately, we are in the minority.

Why?
