I met a FSBO today. A feisty, independent, 80 year old, frustrated home seller whose home, in Toms River, had “expired” so she decided to give it the old “For Sale By Owner” college try.

What she shared with me, and my door-knocking real estate agent, in those 15 minutes is priceless but I want to focus on ONE thing she said, “the day I expired, I can’t tell you how many real estate agents called me and sent me mail. Where were they when I was listed?”
Where were these real estate agents when I was listed in the MLS?
Great question!
To be fair, my door-knocking real estate agent is relatively new to the business but he’s a real “go-getter” and gaining valuable experience by the minute, so I took it upon myself to respond to her question.
My answer went something like this:
Last I looked, there were 3500 agents in our local MLS (Multiple Listing Service). As it is a “Buyer’s Market”, and we have over 10 and a half months worth of inventory in Toms River, the chances of each one of those real estate agents having a ready, willing & able buyer for your home is relatively slim.
That is why it is critical that your next real estate agent have a plan! Who is the “target buyer” for your home and how do we find them?
It is not enough to mass market your home to potential home buyers on the internet. We need to skillfully market your home to their real estate agents through the MLS.

When you are competing against 10+ months supply of homes in Toms River, you need a real estate agent with a marketing plan; both for the consumer and the cooperating brokers.
